Analisis Penjadwalan Proyek Perumahan Bersubsidi Lembah Berkah pada PT Mirai Aldyatama Graha dengan Metode Program Evaluation and Review Technique dan Critical Path Method

Abstract

Increasing business competition requires companies to improve the effectiveness of operational management, including construction project scheduling. Project completion delays may result in losses for both the company and its customers. Based on data from PT Mirai Aldyatama Graha, most projects experienced delays compared to the planned schedule. This study aims to analyze the scheduling of the Lembah Berkah Subsidized Housing Project using the PERT and the CPM. The research employed qualitative and quantitative data collected through interviews, observations, and documentation from both primary and secondary sources. The PERT analysis indicated a 93.57% probability of project completion if the project was targeted to be completed within 150 days, with the critical path consisting of activities A, B, C, D, F, H, and J. The CPM analysis showed that the project could be completed in 137 days at a normal cost of IDR 2,500,000,000. Full crashing reduced the project duration to 108 days at a cost of IDR 3,022,410,000, while the least-cost strategy achieved the same duration with cost savings of IDR 294,149,998 and identified the critical paths as A, B, C, D, F, H, J and A, B, C, E, G, H, and J. The findings indicate that the PERT and CPM methods effectively optimize project scheduling, while the least-cost strategy is a more efficient acceleration alternative because it achieves the same target duration at a lower cost.
